Having Trouble Paying Your Mortgage?
 
Are you struggling to pay your mortgage and facing possible foreclosure?  Don't give up!  I am experienced in working with homeowners in these type situations, and can work with your lender on your behalf.  There are many steps that can be taken before it gets that far.
 
First:  I will work with your lender to try to get special allowances to relieve the stress of phone calls from them while we work to get you out from under the situation.  It is up to the lender, but I know how to package the request to give you the best chance of a positive answer.
 
Second:  I will find out if there is any time within the lenders timeline for us to market your home for a regular sale, provided market analysis supports an even break.
 
Third:  The next step will be to work with your lender to market your home for short sale.  What is a short sale? Basically, what this means is that proceeds from the sale of a home are not enough to cover the sellers’ mortgage obligations and closing costs, including property taxes, transfer taxes, and the real estate commission. The seller cannot pay the difference, so the lender agrees to accept less than the balance owed.  The seller does not have to bring money to closing.  The lender takes a loss, and you avoid foreclosure.  It can be reported to the credit bureau, but is not as bad as a foreclosure.  This is a very basic overview - there are many factors involved, and as your advocate, I will share all the information with you and work for the best possible outcome.
